Project Description

According to the general urban architectural conditions, the projected building has a cornice height of 25.20m from the level of the sidewalk, and the number of floors is P+7. The zero elevation of the projected building is set at the level of the sidewalk. The slab above the top floor is at an elevation of +25.20m. The project foresees 3 basements, ground floor and 7 floors. The stamp is rectangular in shape, placed in a southwest-northeast direction, along 705 Street.

The purpose of the building is family housing in a residential building. The first to sixth floors are completely residential. The ground floor has six bars, a hotel reception and three hotel rooms. One part of the ground floor is used for underground parking, that is, it is provided for the access of vehicles to the underground levels through two elevator platforms.
The housing space is functionally separated from the premises, so that the entrances do not interfere.
The entrances to the premises are completely independent, with direct access from the outside. The entrance to the hotel part has access from 705 street, and the entrance to the residential part is from the back of the building, i.e. from the courtyard.
Parking, as a separate function, is arranged on three levels, within the construction plot. Vehicle access to the underground levels is via 2 vehicle lift platforms.
The movement of vehicles in the underground parking lot is two-way, with a minimum communication width of 5.5 m. The parking spaces are organized on two sides and are provided as open marked spaces, without partitions.

The construction of this building is foreseen by the Detailed Urban Plan for City Quarter I09, new railway station, Municipality of Centar, decision no. 08‐5319/14 from 17.12.2020
The conceptual project for the building was prepared according to Extract from Plan no. 27-2053/2 dated 04/01/2021, issued by the Municipality of Centar – Skopje and the Rulebook on Urban Planning Standards and Norms planning (Official Gazette of the Republic of Moldova, number 142/15, 217/15, 222/15, 228/15, 35/16, 99/16, 134/16, 33/17 and 86/18).

The facility is designed for purpose A2 – housing in residential buildings. The urban plot has an area of 646 m2 and there is an individual residential building on it, as well as two auxiliary facilities. The existing buildings are planned for demolition, and in their place a new building with a permitted building area of 391m2 and a gross developed area of 3128m2 is planned. The DUP provides several codes for the purpose of the space, where A2 is the basic class of purpose, and compatible classes are B1, B2, B4, B5, B3, B4 and D3 with a total allowed representation of 40%. In this project, the area occupied by construction is 379 m2, the gross developed area is 3032m2, where code A2 is represented by 78%, codes B1 and B4 by a total of 6%, code B5 by 15% and 1% of the area is used for parking.
